Projects, Advisories, Status Updates

St. Johns County Golf Course Master Plan Update – The St. Johns Golf Club, 4900 Cypress Links Blvd., is currently in the process of a potential Master Plan update that would include repairing, replacing, and updating various aspects of the golf course. St. Johns County released a Request for Proposals (RFP) in November to determine market interest in a potential partnership to utilize excess land within the golf course in exchange for the renovations. An RFP evaluation committee ranked the two qualified proposals during a public meeting on December 20, 2018 and a Letter of Intent was issued to the most qualified applicant, Neighborhood Realty, Inc./McGarvey Residential Communities.

The Board of County Commissioners is tentatively scheduled to consider an item on its January 15, 2019 consent agenda that would include a recommendation authorizing staff to negotiate a contract with the most qualified applicant. The negotiated contract would then be presented to the Board of County Commissioners for consideration and action at a future public hearing. Buc-ee's Status Update

Buc-ee's LTD has an approved Master Development Plan for 104 fueling stations and a 52,600-square-foot convenience store located in the southwest sector of the Interstate 95/International Golf Parkway interchange. The applicant has submitted a commercial construction plan for staff review; however, a traffic study has not yet been submitted which may in turn warrant transportation-related improvements for the area surrounding the site. At this time, the applicant has not submitted any variance requests to any land development regulations applicable to the property. Should a variance of the zoning or land use be requested, a public hearing process by the Planning and Zoning Agency or the Board of County Commissioners would be initiated. Please review the Buc-ee's Projected Financial Impact Report for additional information regarding the projected financial impact Buc-ees will have within St. Johns County including values, property taxes, wages, and project costs.

South Ponte Vedra and Vilano Beaches Dune Restoration Project

he Board of County Commissioners created the Ponte Vedra and Vilano Beaches Dune and Beach Restoration Municipal Service Taxing Unit (MSTU) on December 19, 2017. The purpose of the MSTU is to fund a portion of a proposed one-time project to place an average of 20 cubic yards of sand per linear foot between 2539 South Ponte Vedra Boulevard and 3244 Coastal Highway. The Commission further refined the project on February 6, 2018, and directed staff to survey affected oceanfront property owners to determine support for the project. Survey results of the South Ponte Vedra and Vilano Beaches Dune Restoration Project are available below, and are anticipated to be presented to the Board for consideration in July. Surveys were mailed March 21, 2018 to the 386 affected property owners. Responses were received from 77.8% of the properties. Of the responses received within the 60-day timeframe, 55.9% Agree and 44.1% Disagree that the Board of County Commissioners should implement the project and levy the 8.25 mils necessary to fund a portion of the project cost.
